A previous client approached me to ask whether I would be interested in helping them obtain planning permission to extend this run down property near Wantage, Oxfordshire. Their thoughts were to try and double the property in size by adding a two-storey extension to the entire rear of the property, to similar dimensions as the existing house.

I undertook a measured survey of the property which revealed that the back wall of the house wasn’t straight, however, this was no problem to survey.   The existing plans and elevations were drawn up and proposals sketched out and developed, exactly how the homeowner wanted them.  It was very collaborative which is great as they were bouncing ideas to me and I was trying to make it all work for them.

The Proposals

The existing house layout didn’t work very well, with the main entrance door to the side of the house, entering directly into the kitchen. The floors were at different levels. The property needed some love, care and a bit of thought to sympathetically update and modernise the property.

The design was worked up to include a main entrance door to the front elevation, leading into a reasonably sized hallway which was central to the house.  Off of this was a new WC using space below the stairs and a coats cupboard for storage.  The new extension provided space for a new living room with log burner and large sliding doors with uninterrupted views over the countryside, as well as a large kitchen.   Both spaces lead onto a new patio area.  The existing ground floor space provided a large utility room, office and dining area. 

To the first floor, the extension provided space for two large bedrooms with high vaulted ceilings. The master bedroom having an en-suite shower room. The main bathroom was relocated centrally which provided space to reconfigure the existing layout to provide two good sized bedrooms.  The stairs were changed to go in the opposite direction with Velux sun tubes installed over the landing to flood the area with natural light.

Planning Permission & Building Control Approvals

The sympathetic and well-thought out proposals were submitted and planning permission was granted the first time of applying. I then worked up the scheme in detail along with the structural engineer to show how it was to be constructed.  The client then took these drawings to their chosen builder and between them did an amazing job on-site to produce the finished project.
